In regards to affordability, buyers must ask themselves, what is a comfortable mortgage payment.  If you are buying with cash, then there is no need for a mortgage.  But if you plan on borrowing funds to get into a house, then you not only need money available for a down payment, you will also want to have a discussion with your loan officer about getting a pre-approval letter.  Better yet, an underwritten pre-approval letter.  Your lender will be familiar with title search and title insurance, the amount of down payment required, and what to expect upon closing and the closing date.

Once a buyer finds a potential house, I highly recommend having the house inspected by a professional home inspector.  Once the home inspector has completed the inspection of the property, it is up to the buyer to make a decision of whether or not to go through with the purchase.  Sometimes an inspection report will show all components of a house to be in good condition.  Other times the results of the inspection report will reveal a number of issues.  Some being major, like a bad roof or foundation, while others results showing minor problems that can be easily remedied.  Even if you feel you are competent in inspecting a property on your own as a real estate buyer, I still highly recommend hiring a home inspector.

Once the home inspection has been completed, and you are happy with the results from the home inspection report, usually the next step is for a real estate appraiser to determine the market value of the property based on comparable, resent, relevant sales located within the same market area as the home you are planning to purchase.  If the appraisal report determines the market value of the home supports the price you are offering to purchase the home, then you are happy and the bank is happy.  If for some reason the appraisal report  comes in lower than the purchase price, then you, the buyer, can either negotiate the sale price with the seller, come up with more down payment funds, or simply walk away from the sale if the contract has been written up that way.
